How much down payment do I actually need?
As little as 5% if the home will be your primary residence — even if it's not your first purchase. Vacation or second homes start at 10% down, and rental properties require a minimum of 20%.
Are there still 0% down mortgages?
True 0% down mortgages no longer exist, but there are workarounds: flex-down products that let you borrow the down payment, cash-back mortgages, gifted down payments from immediate family, or refinancing a home you already own to fund the new one. We'll tell you honestly which makes sense for your file.
I'm a first-time buyer. Can I use my RRSP?
Yes — the Home Buyers' Plan lets you withdraw from your RRSP for a down payment without paying tax. And if you've previously owned, repaid the plan, and haven't owned a home in the last few years, you may qualify to use it again.
Can I turn my current house into a rental and buy a new one?
Yes. Rental income can offset your existing mortgage debt so you qualify for the new home with as little as 5% down. Every lender treats rental offsets differently — we'll point you to the one with the best policy for your situation.
My renewal is coming up. When should I call?
Up to 120 days before your renewal date. We lock a rate immediately, and since your new mortgage doesn't fund until renewal day, there's no penalty to leave your current lender. If rates drop before then, we request the drop.
Why use a broker instead of my bank?
Your bank offers you its products. We make 10+ lenders compete and explain the fine print they don't — like how one lender's penalty on a $400,000 mortgage can run $20,000 while another's is $4,000 for breaking the same term. The lowest rate isn't always the best mortgage; we make sure you understand both before you sign. And our service costs you nothing — lenders pay us.
